A building permit is required for all new construction projects. These projects are reviewed on a first-come, first-served basis. Allow a minimum of 20 working days for the initial review process to be completed.
To apply for a building permit for a commercial new construction project, complete a permit application and submit with the following required information:
- New construction requires submittal of five sets of sealed construction plans, unless a Land Disturbance or Site Development permit have already been issued, in which case four sets of sealed construction plans would be required. Two sets of spec books are also required.
- A Commercial Certificate of Occupancy application must also be submitted. There is no additional fee for this application when filed with a building permit application. All contractor licensing must be on file with the city before a permit can be issued.
- A copy of the sewer or septic permit must be submitted prior to permit issuance. Sewer permits are obtained through Johnson County Wastewater District No.1 (913.681.3200). Septic permits are obtained through Johnson County Environmental (913.492.0402).
All commercial projects must comply with the 2006 International Building Code, 2006 International Plumbing Code, 2006 International Fire Code, 2006 International Mechanical Code and the 2005 National Electrical Code.
Expiration
Permits expire after 180 days if no inspections are performed. An approved inspection extends the permit an additional 180 days.
